The first thing we have to remember when we are building up our processes for list building are the two main components, our squeeze page and our traffic.

If you don’t already have a squeeze page and a free gift to giveaway, take a look at convincing squeeze pages in your marketplace that you find on the Internet, that are setup for opt in marketing.

You can use them for a starting template and edit them in something like the free NVU editor. You’ll also need to get an autoresponder account, I recommend Aweber for most people.

This article will focus on what you need to do next though, to get traffic to the page and start building that influx of people to your list.

Traffic is pretty much defined as the numbers of people coming to your site, on a daily basis.

So, why do some sites only have 3 visitors a day, while some have 300 or 3,000+? Basically in most cases, the people organizing the starter sites don’t have a clear understanding of the basic way the Internet works to direct the conduits of traffic.

Some people say use PPC (eg: Google Adwords) and other paid techniques. This is not really fitting here and I’ll tell you why. A basic list building exercise just starting out is not receiving revenue (money) off the the opt-ins. But, in any event, when you’re starting out in the beginning you won’t be able to justify the 50c-$3.00 per click that Adwords will cost you, and there’s no reason to have to pay that.

Remember, that things will seem slow at first, but what you are doing will start to multiply and grow and will soon snowball hugely! It’s exciting stuff, I was surprised how fast it happened to me, seemingly near silence then an explosion of traffic and opt ins!

Here’s how to get started:

1) Find your top 2-3 keywords for your niche and focus on those in your opt-in page. What this means is to do basic keyword research with Adwords Keyword Tool. You’re looking for at LEAST 500 searches a month. And, then go to Google and search for these terms. Focus on ones with less than 500K competing web pages (it tells you on the top right corner).

2) Find a way to write 2 articles per day of 400-600 words, each one focused on one of your top 2 keywords. (It should appear once in the title, summary, and body of the article. It should also be anchor text meaning that the keyword should have your site behind it as the link behind the keyword.

3) Write a resource box of at least 250 characters, which can be a generic sort of natural flow from any article. It should be like a continuation in the subject and should have your link itself at the end to get more information.

4) Publish these articles to as many article sites as you can using Articlemarketer.com, or similar article posting services. This will save you a huge amount of time.

5) Think of ways you can reuse the content and re-purpose it for PR Releases, audios, videos, blog posts, forum posts, etc. All to create more backlinks back to your site.

6) Be Consistent. If you really put 2 articles a day through the process, within a few weeks you’ll start to see real traffic to your site, and your list will begin to be built on autopilot!

If you don’t have a good email marketing campaign, you’re missing out on easy business. Here’s a simple step-by-step guide that will literally turn email into money…

Step 1: Get an “Edge”
Check out Bob Parson’s blog on GoDaddy. This is the owner of GoDaddy (one of the Internet’s most profitable companies) telling you that you need an “edge.” Although an “edge” can be pretty much anything that is useful to your customers, consider these “edges” for “Yee Olde Real Estate Company”:

* Real-Time House-Price Trending for South Chicago
* ONLY 10% Cap-Rate or higher Revenue Properties in Calgary
* Monthly Condo Conversion Opportunities in Vancouver
* This Month’s Best University Area Family House Deals in Edmonton

Once you’ve got an “edge,” you’ve got a target market, and it’s time for Step 2.

Step 2: Start a Blog to Facilitate QUICK Access to RELEVANT Information
Readers want useful information QUICKLY - You’ve got 1/2 second to get someone’s attention, and that’s it. So, an email needs to be short and sweet, but still allow access to a range of relevant information quickly. Here’s how you do it:

1. Write 1-2 articles per week that are relevant to your “Edge.” This will take some time in the beginning, but as you write more, you’ll find it easier and easier to create great, useful content that your target will want/need to read.
2. Create compelling headlines. Which would get your attention: “Great Revenue Property In Calgary,” or, “12% Cap Rate: Best Deal In East Calgary.”
3. Links to you and your site. People that read the article are interested and should be no more than 1 click away from contacting you, or finding more information. Always have your phone number/email obvious, and have links throughout your site for more information.

A quick note about content: Make sure your content is compelling - I’ve seen blogs that basically have 2 articles: “The Market is going Up,” and “The Market is Going Down.” How boring is that? Be diligent to keep your articles original and compelling, with information that you yourself find useful and interesting.

Step 3: Get a Mailer Program
RPM Agent comes with a fully integrated drip-email program that allows you to create and manage email campaigns. Other options include Constant Contact, Streamsend, and Tellemonline. Some are more expensive than others, and require duplicating your client lists on multiple servers.

We highly recommend using an integrated service (like ours) to save you a lot of administrivia time.

Step 4: Create a Subscriber List
Everyone you meet that expresses even a remote interest in your “edge” should in your mailing list (with their permission, of course). This includes:
* friends and family
* past customers
* people you meet at weddings
* people that sign up through your website
* etc.

Don’t worry if your list is small to begin with - just be diligent about maintaining and adding to it regularly.

Step 5: Decide on the Campaign Details
Is it monthly, bi-weekly, or what? I recommend starting monthly and then increasing to bi-weekly once you’re in the rhythm of things. If you start too aggressively, you may find yourself rushing out poor content just to keep up with your campaign frequency.

Step 6: Create a Compelling Email
For every mail out, choose the top 3 headlines from your last two weeks (or month, depending on your campaign frequency). Put them in a nicely formatted email with LINKS to the full article on your blog. DON’T FORGET THE LINKS - After all, driving traffic to your website is the whole point. Use the mailer program to personalize the message to your subscribers.

Don’t dress the email up with pictures/backgrounds/etc. as they will be ignored by most of your readers.

Step 7: Click Send and Watch Readership Statistics
Click send. If your website has good statistical trending, you’ll be able to see which articles are read most, which will allow you to further refine your “edge” and to create more focused content to increase readership.

Step 8: Be Consistent
Don’t be discouraged if you don’t see results immediately. Like any marketing campaign, consistency is the key. If you don’t start seeing results within 4 months, however, I recommend refining your “edge” and taking a look at the quality of content you’re creating.

Do you really want to keep in contact with someone who won’t even take a free resource? For me personally, the answer is maybe- if I can learn something from the exchange and improve the benefits of the offering. One idea is you could have a short exit survey there, to tell you the top reason they’re leaving without getting the free gift.

That’s a nice to have, but I wouldn’t focus on those with no commitment even for something that’s free. Do you think they will be appreciative customers of value? No.

Remember, value yourself, and control your own processes. While social networking has its purposes in drawing free traffic, you lose the advantage of controlling the process. So not to say don’t go there, but create your own opt-in pages (squeeze pages) firstly, and draw your own traffic to them via articles, videos (Youtube is ok), etc maintaining control.

So, start there, forget Twitter, Facebook and the like for the moment. Focus on modelling the controlled processes of the masters which have gained huge results!

Here’s some concrete examples of exactly the RIGHT type of activities which will increase the two variables of leverage and value and make you more money:

2) Write articles about your niche, that help people and answer commonly asked questions and provide benefits they’re after. Remember, to you’re your top keyword in each article, which is anchor text (eg the link is behind the keyword- pointing to your squeeze page)

3) Remember, the articles will be on the Internet nearly forever, so remember, quality counts. You can get these written inexpensively by many sources, just search online. Either way, don’t be your own worst bottleneck in your business!

4) Distribute the articles using ArticleMarketer.com, MyArticleNetwork.com, and other tools like SeNuke. Remember, you need to Syndicate (which means broadcast them to multiple sources all in one go!)

5) Rework the content into other forms: PR Releases, Video, Audio, etc.- Remember, do the work once and leverage it over and over.

6) Get about 40 articles out there, by the above methods, all drawing traffic to your opt-in page. The great thing about articles is that everyone needs content, so they will soon post links to your articles on THEIR sites, pointing back to your Opt-In (Squeeze) Page.

7) Google will love this. Your Opt-In Page will start to rise in the ranks and you’ll see lots more traffic after a few weeks of consistent effort. The awesome thing is this traffic just keeps coming, and it’s pretty much free traffic, after that first investment of time and money to get things moving.

8) You become an authority on the subject at hand. The more articles you have out there of quality (like this one), the more respected your name or your organization’s name will be in the world.

9) People buy from people they know, like and trust, and from people they respect. As your name or organization name becomes more well known, sales will increase naturally.

But, with a ten year-old Subaru Legacy, with sky-high miles, isn’t exactly the diamond in the rough everyone is looking for. I had to research my car’s actual worth, pull out documents, and relate that information as positively as I could, to prospective buyers. This wasn’t exactly easy, when it came to glorifying 175,000 miles and a touchy engine light. But that Subaru was my favorite car, and I had to relate that to people, so that they would love it to.

Being smart:

While many people want to make money rather than friends, selling things online via email or website, many buyers want to outsmart the seller. If I say that my car is worth $3,000, and a buyer says “ok” and shows up with $1,500, I have to weigh the good with the bad. It’s half as much as I expected, but I have a legitimate buyer with cash in front of me, and who knows when that will happen again. But chances are, if they have $1,500 in cash for a $3,000 car, then they have $2,000 in their wallet. Therefore, I always make sure to look them straight in the eye and repeat my asking price. I do this a few times, until they up what they’re willing to spend. Then, and then only do I bring down my asking price. This can be done via email, but is more likely to work when in person. Via email, they can look at 100 cars, but when they finally arrive on the property, they’re ready to buy.

Doing the research:

Make sure, when selling anything online via email, or any other method, to have all the appropriate paperwork. This might mean writing up a contract for the buyer, which underlines the bottom line. “All sales are final” is a very important thing to add to any contract, because most-likely you will be selling something that is previously owned and may not be in mint condition. With cars, ALWAYS make sure to have the title signed over to the buyer, because otherwise, anything that happens will be your responsibility.

When you are the buyer:

If you should ever turn around and buy a car via email/website, ask the right questions. “Why are you selling this vehicle?” “Has it ever been in an accident?” “What work have you done on this vehicle?” Always remember to get a Carfax report, and take the car into a mechanic for a once-over. When buying something via email, the seller has little or no responsibility for the quality of their product, once sold. Therefore, MAKE SURE that you are getting a deal, or RUN!!! If you think it is a lemon, it probably is.

In conclusion, I have had a lot of positive experiences buying things via email. This includes furniture, antiques, and even finding an apartment in another state. I would recommend buying online to anyone who is computer savvy, or maybe even amateurs. Just try before you buy!
